What is a teleseminar?

A teleseminar means that you dial a phone number, dial in the password and you have access to listen in from wherever you are. The number may be long distance from your location so it is best to use a voiceover IP system or something where you are not paying long distance phone fees. The phone number and password will be supplied to you once we receive your payment.

What are your qualifications?

I am a commercial real estate broker in California specializing in income generating properties. My experience includes retail, office, mini storage, industrial and land transactions.  I worked in a commercial real estate brokerage house for several years prior to joining a residential firm.

I have a lifelong love and deep interest in numbers. This led me to get my Certified Commercial Investment Member (CCIM) designation, which is considered the MBA of commercial real estate.

Why should I take your course(s)?

My courses have an emphasis in practical application and are learning based. There are many courses available where you learn about the topic then you must buy an additional product in order to use what you learned. With my courses, you come to understand the topic so that no additional purchases are necessary and you can use that knowledge right away.

Additionally, many people do not have the time to take a day or more to learn a topic. I have essentially taken those courses for you and have distilled the information into a much shorter course.

How long will it take me to learn?

Each person is different. You will have a handout that will provide a review of all that we cover. If you have questions, you can ask them during the course as it is a “live” teleseminar.

Do you take checks?

If you prefer to pay by check, please mail to Smith Real Estate Services, PO Box 1154, Rancho Cordova, CA 95742. Upon receipt of your funds, we will forward the phone number and password that will serve as your “ticket” to the course. You will want to allow enough time for payment to get to us prior to the course.

What if I pay and then I have a scheduling conflict?

We are taping each course. If you are unable to attend the live session, you will receive access to a downloadable version of the course. That way you can listen to the material over & over again.

What is commercial real estate?

That is the topic of our Intro to Commercial Real Estate course. The simple answer is it is the sale or lease of office, retail and/ or industrial property. It also the sale of land and apartment buildings. The details of each of these specialties are covered in their own individual courses.

What is the difference between investment real estate and commercial real estate?

Commercial includes lease transactions. While leases often create the value in a piece of investment property, investment transactions are strictly sales.

Why would I need a Broker Opinion of Value?

If you own a piece of investment property, that property makes up a portion of your net worth. In order to build wealth, it is important to track your net worth at least annually. That investment property may be changing in value. In order to know what the value is today, you could get an appraisal or you could get a Broker Opinion of Value, also known as a Broker’s Price Opinion or BPO. The BPO is significantly lower in cost than an appraisal.

Please note, a BPO does not take the place of an appraisal, thus the difference in price. Lenders do use BPO’s as do individual investors during the time an investment is held. At either acquisition or disposition, an appraisal will generally be required.

Are your brokerage services residential, commercial or both?

Smith & Associates Real Estate is the brokerage side of our business. We represent buyers and sellers of commercial, investment and residential properties in California. In California, we also represent landlords with commercial space to lease. In Idaho, we offer residential brokerage services.

What is the difference between your Courses and your Downloads?

Each course topic will be recorded and available for purchase as a downloadable file. Many of these courses do not provide the question and answer portion of the course. The Courses are “live” teleseminars and therefore allow for questions & answers. If anything is unclear, you have the ability to ask for clarification right then.

Whether you purchase a Course or the Download, a handout will be provided for your use with the course.

If I cannot attend the course on the scheduled date & time, what are my options?

We will tape each course. You can purchase the downloadable version or you can wait to take the course at a later date as all of our courses will be repeated throughout the year.

What is your Guest Series?

I have a love of learning and believe strongly in the value of teams. During the course of the year, we will have guests speaking on a specific topic relating to building wealth through real estate. Those interviews will be recorded as sold as Downloads or you can listen live allowing you to participate in a Q&A session with the guest.
